Repainting a unit block or townhouse complex is a big project with lots of people involved: the committee, the strata manager, owners and tenants. A little planning upfront helps the job run smoothly and keeps disruption to a minimum.
1. Check your maintenance plan and budget
Many body corporates have a sinking fund forecast or maintenance plan that includes painting. Start there to understand the expected timing and budget, and whether the repaint covers the exterior, common areas or both.
2. Define the scope clearly
A clear scope makes quotes easier to compare. List the areas to be painted (walls, fascias, gutters, balustrades, stairwells, corridors, doors, car park lines), any repairs needed first, and the colours and finishes required.
3. Get an inspection
An on-site inspection helps identify cracking, water damage, rust or failing coatings that need fixing before painting. Addressing these early prevents costly surprises once work begins.
4. Think about access and safety
Multi-storey buildings may need scaffolding, elevated work platforms or rope access. Ask how your painter will manage safety, protect residents’ property and keep walkways clear.
5. Plan communication with residents
Let residents know the schedule in advance, including when balconies need to be cleared, when windows should stay closed and when car parks or stairwells will be unavailable. Good communication cuts down on complaints and delays.
6. Check insurance and paperwork
Make sure your painting contractor holds the appropriate licences and insurance, and provides documentation your strata manager needs before work starts.
